Description
This month, the Canadian Housing Statistics Program is releasing data for the 2023 reference year, based on the Standard Geographical Classification (SGC) 2021. Comparisons with previous years using the SGC 2016 should be interpreted with caution, as the geographic delimitations have changed for some jurisdictions.
Data on residential properties is available for all provinces and territories, except Quebec while data on property owners are available for all provinces and territories, except Saskatchewan and Quebec. The data covers a range of topics, including residential property characteristics such as property type, period of construction and assessment value. They also provide information on homeowner characteristics, including age, family type, immigrant status and income.
Data on residential real estate investors and the properties they owned are also being released for Prince Edward Island, Nova Scotia, New Brunswick, Ontario, and British Columbia.
The data released today also include 2022 information on sales and buyers of residential properties in Newfoundland and Labrador, Nova Scotia, New Brunswick, Manitoba, British Columbia and Yukon.
- Summary of changes
- Prince Edward Island
- Methodological changes to assessment value allocation expanded the residential property universe. As a result, property counts, assessment values, investor status and ownership type are not comparable between 2022 and 2023.
- Manitoba
- Data on property use and residency status must not be used for all geographic areas. Therefore, data on investment properties and investors are not available.
- Alberta
- Total living area and assessment value per square foot are not comparable for the Lethbridge census metropolitan area (CMA) and census subdivision (CSD) between 2022 and 2023, for condominium apartments, due to data improvements.
- Data for the Turner Valley (CSD) and Black Diamond (CSD) are not available for 2023, resulting in an estimated provincial undercount of about 2,200 properties, and a corresponding underestimation of owner counts.
- Aggregated owner data cannot be compared between 2022 and 2023 at the provincial level or outside of CMA and Census agglomeration (CA) areas.
- The property counts associated with property use, ownership type, and residency status should be interpreted with caution for Leduc City (CSD), due to the higher number of properties without owners in this region.
- Saskatchewan
- Data for the Swift Current CA and CSD are not available for 2023, preventing provincial comparisons between 2022 and 2023.
- Data on condominium apartments in the Regina CMA and CSD are not comparable between 2022 and 2023 due to classification improvements.
- British Columbia
- An update to the construction period limits trend analysis for this variable. Data on the living area is limited to condominium apartments.
- Prince Edward Island
